Seaside living and exquisite luxury are the focus of this celebrity-designed Rosedale property.

Belle Property Batemans Bay Principal Sarah Ralston says 77 Yowani Road in Rosedale combines the best of modern innovation while remaining connected with the natural world.

“A lot of the homes on this type of block are older homes that have been there a while, but this home is brand new,” she says.

“I think it would suit someone who wants a feeling of luxury in their life, who wants to enjoy the coastal lifestyle that Rosedale offers.

“This is a home for someone looking for something out of the ordinary.”

The four-bedroom, three-bathroom home was created by famous fashion designer Collette Dinnigan.

“It’s definitely got Collette’s touch on it, and the build quality is second to none,” Sarah says.

“It’s got a handmade copper exhaust fan over the stove.”

The kitchen also features hand-built Italian marble bench tops, a wine fridge and a ZIP water station.

The open–plan living and dining room boasts a gas fireplace to take the edge off any cooler nights and a barbecue and surround sound system for easy listening both inside and outside.

The master bedroom has an ensuite containing a bathtub, while one of the other bedrooms has a private entry.

The bathrooms come with underfloor heating, meaning no rush to the towel after leaving a warm shower.

Sarah says the deck overlooking the ocean provides the perfect space to entertain friends or family.

“With this home, you enjoy an elevated position – you’re not down on the beachfront,” she says.

“The views look out across Jimmy’s Island and the Pacific Ocean.

“And then the minute you step outside, you’re immediately drawn to the ocean.”

If you want to wash off any sand from a visit to your neighbour (that is, North Rosedale Beach), there is an outdoor shower.

Energy-wise, the home is 95 per cent off-grid and has solar panels, tank water and an electric vehicle charger.

“They’ve really tried to reflect the natural world in the build,” Sarah says.

“The design has been really well thought-out, with the orientation chosen to capture the sun and the views.

“There are also lots of natural timber finishes throughout, which really draw your attention.”

Sarah says this property has a clear holiday home appeal, coming from South Coast residents and those living further afield.

“It’s been attracting interest from regional areas, but as far away as Melbourne, Sydney and Canberra,” she said.

“We have an airport nearby in Moruya, which is a 15-minute drive away, making it an attractive property for out-of-state buyers looking to purchase in this area.”

The Oaks Ranch also includes the property as one of its accommodation offerings so the next owner can purchase it and rent out the property when they’re not there, Sarah says.
