A 4.6-acre property in Murrumbateman is your chance to snap up the opportunity to enjoy city-style living in the countryside.

2 Marquess Place in Murrumbateman, also known as Teulu, is a family home for those looking for a taste of luxury, says Jason Roses, director of property at VERV Property.

“It’s a gorgeous architecturally designed home that really has seen every detail possible thought of and considered in its construction,” Jason says.

“The home has an extremely large floor plan on one level, which is just ideal for multi-generational family living.”

The five-bedroom property was designed by architecture firm ModArch to feature four living spaces and underfloor heating throughout.

You can prepare your meals in luxury in the kitchen, which boasts Caesarstone benches, a walk-in pantry, custom joinery and cabinetry, a glass splashback, a double sink and a bi-fold serving window.

“It’s unusual to get a property with 349 square metres of internal living space,” Jason says. “This is certainly on the larger end of what you’d find in Murrumbateman.

“You’ve got everything you need at your fingertips.”

There are also four bathrooms, including two ensuites and a bathroom in the shed, and seven parking spaces.

The property also features a fully enclosed 64-square-metre pavilion with concrete floors.

Entertaining will be an easy feat with the woodfire pizza oven, five burner gas barbecue, sink and three bar fridges.

Or perhaps you and your guests prefer relaxing by the fire pit or visiting the spa area (yes, the spa comes included).

Surrounding the back of the main house is a wrap-around verandah, overlooking three acres of fully fenced land, as well as a 1.6-acre green belt.

“It’s certainly not a working farm, but it’s a big enough acreage where you can have a couple of animals,” Jason says.

“You could raise some sheep, buy a horse or raise some chickens and take advantage of the lifestyle that living on an acreage can provide.”

A 135,000-litre rainwater tank is connected to the main house, with two other water tanks also on the property.

The next owner of 2 Marquess Place will also have water rights to a community bore, a solar system and a bio-septic system for irrigation purposes.

Established fruit trees mean you can give supermarket apples, pears, mandarins, plums and oranges a miss.

A shed also provides storage space in style, Jason says.

“This is one of the best sheds I’ve ever come across!”

“If people want to put their ride-on mowers and their bits and pieces in, it’s a 144-square-metre shed with three-phase power and three separate garage doors.

“It’s got a fully enclosed gym and its own bathroom.”

Jason says people used to big-city living won’t be disappointed with what Murrumbateman has to offer.

“When a lot of Canberra-based people make the trek out to somewhere like Murrumbateman, they want to move out of the big city into something different,” he says.

“If they’re going to uproot their families and make that lifestyle change, they want to know they’ve got the same level of comfort as in the city.

“This brings the quintessential semi-rural life in a growing township.”

Jason says it would suit those looking for a slower pace of life.

“It’s a small town, but that’s what people love about it.

“It has a lot more infrastructure going in, but it still has a country town feel to it.”

2 Marquess Place in Murrumbateman is open for inspection on Saturday 19 August from 10 am to 10:45 am.
