Set on a 2017 sqm corner block in the centre of town, 39 Cork Street in Gundaroo is an oh-so-elegant six-bedroom, three-bathroom manor loaded with features.

Built in 2014, the home showcases timeless Hamptons style with an open floor plan, high ceilings and muted colour palettes, which create comfortable, airy spaces for family-friendly entertainment and relaxation.

Sales agent Chris Dixon from Ray White Canberra has enjoyed the rural life for more than three decades. He has a lot of love for Gundaroo, which he describes as a welcoming little town that fosters a remarkable balance between modern amenities and good old-fashioned country living.

“Gundaroo is a great place to live, whether in the village itself or along its beautiful outskirts,” he says.

“Not only do we have the multi-award-winning Grazing Restaurant – coincidentally, right across the road from this gorgeous property – the town is heritage listed with plenty of historic attractions, friendly pubs and cafes, and an engaged community that knows its neighbours.”

Stepping past the front gate and up the lush lawn to the veranda, visitors are first led into the formal lounge. Deep blue walls and clerestory windows bring about an almost artsy feel, balanced by Blackbutt timber flooring and a luxurious double-sided fireplace.

Beyond said fireplace is the family living area with its surround sound system. It flows intuitively into the bright dining space, which in turn directs visitors to the charming country kitchen and butler’s pantry.

There are four bedrooms in the main residence. The master is oversized, hosting a spacious walk-in wardrobe and ensuite with a freestanding bath, and opens up to the deck via two sets of French doors.

In what current owners have dubbed ‘the barn’, there are two more loft bedroom/office spaces, complete with their own quaint bathroom and kitchenette downstairs.

“Downstairs in the barn, there are a number of versatile rooms currently set up, such as a home gym, gaming room and cinema lounge – projector, screen and all!” Chris says.

“There’s also a lovely little combustion fire to keep everything cosy and a split system A/C for hot weather.

“The space is already approved for small business cottage industry, so if you wanted to run a home-based business, it’s perfect.”

Motoring enthusiasts will be delighted by the workshop and hoist-equipped carport on the far side of the barn.

Outdoors, it’s all about relaxation. The lawns are lush, there are mature trees and shrubs, and a manicured hedge wraps itself around the whole block for extra privacy.

The whole property is fed by a 17 kW solar system and inverter with a 24 kW battery supported by 3-phase power.

“There’s even a spa in its bespoke cabana, which features a built-in projector and screen. If you wanted to build a pool, the power and infrastructure is there,” Chris says.

“Keeping with country living, there’s a charming little chook pen in the front yard, and vegetable gardens and a greenhouse behind the barn.

“Number 39 would easily accommodate a large family, avid entertainer, or retiree couple looking for extra space to host the grandkids. No matter who calls it home next, they’ll certainly be well catered for.”

39 Cork Street in Gundaroo has a price guide of $2,000,000 to $2,200,000. Expressions of interest close on Thursday, 28 November.
