Canberra developer Zapari is bringing a new international brand hotel to Batemans Bay.
Zapari has lodged plans for a $20 million boutique three-storey, 70-room Accor Sebel hotel and townhouse development in the heart of Batemans Bay.
The site on Dolphin Avenue is currently occupied by the ageing Batemans Bay Hotel, near Club Catalina, and is only 2 km south of the Town Centre and a short walk from beaches.
As well as the hotel, Zapari plans to build 11 three-bedroom townhouses, with both aspects of the development designed by Cox Architecture.
The development application says the hotel will include seven two-bedroom units on the ground floor, 32 one-bedroom units on the first floor and 32 one-bedroom units on the second floor.
The hotel will also include a business centre and gym on the ground floor, as well as a breakfast room and a communal kitchen.
The plans show a drop-off-style driveway at the front of the hotel and basement parking for 72 vehicles.
The townhouses will each have two bathrooms, combined living/dining areas and between 19 and 36 square metres of private open space. They will feature large windows on both sides so they can be flooded with light.
The development will feature energy-efficient fixtures, fittings and double-glazed windows, with each townhouse powered by a 1 kW solar system.
The townhouses will have two below-ground parking spaces, either side by side or tandem.
The hotel and townhouses will share access from Dolphin Avenue via an internal road entry at the north of the site.
Pedestrian access will be directly off Dolphin Avenue, or for the townhouses through a laneway that separates the hotel and townhouse buildings.
The DA says all trees along the adjacent river corridor will be retained and construction will not encroach there, but existing trees within the site boundaries are to be removed, with approval sought in a separate DA.
The landscaping plans include 20 new mature evergreen trees to be planted along the east and west boundaries of the hotel.
In the southwest corner of the hotel, shrubs, accent planting, ground cover and turf will be provided, while Catlin Avenue frontage will be planted with shrubs and accent planting.
The traffic assessment report says the total development will generate 39 vehicles per hour in peak times, and modelling shows no adverse impact is expected on the surrounding road network.
CEO and founder of the Zapari Group Nick Skepev said the hotel and townhouses would become a landmark option for visitors to Batemans Bay.
“Batemans Bay has not seen a quality hotel offering of this nature and we’re eager to bring major international brands Accor and Sebel into the area,” he said.
Submissions on the development application close on 22 August.
