If there is a home in the Snowy Mountains that’s going to elicit an involuntary ‘wow!’, this is it.

Henley Property Licensed Real Estate Agent Kelly Bertossi says the almost-new home at 3888 Kosciuszko Road in Berridale is packed to its very high ceilings with “beautiful, bespoke features” under its exposed timber beams.

“The house itself definitely has the wow factor,” she says.

“As soon as you walk into the property, you realise there is a very grand feel about it.

“This is not something that I’ve ever seen in the Berridale area.”

Designed by the current owner in collaboration with an architect, the north-facing orientation of the home and the floor-to-ceiling double-glazed windows and doors let the natural light flow through and allow stunning views of Kiah Lake.

The three-bedroom, two-bathroom home includes a kitchen with a butler’s pantry, stone benchtops and a dining nook. The rest of the home boasts a wood fire, gas hot water heating, polished concrete floors with hydronic heating, and an attached double garage under the roofline.

“It has a bit of a disused factory or an industrial feel, but there is a modern touch with the high-end features,” Kelly says.

Perfect for those who want to limit their impacts on the environment, the property is as eco-friendly as it gets.

“It’s totally off the grid. It’s all run off solar power, and that talks back to an app the current owner has on her phone,” Kelly says.

“She knows when the stored energy is going up or down, so she can be conservative when necessary and ensure there is enough for the peak times.”

If you want a taste of the natural world, head outside through the bifold doors to a courtyard with a young tree, ready to grow big and strong with the next owners.

This focus on sustainability goes beyond technology into the design of the home, which boasts recycled materials such as brick, railway sleepers and Victorian ash wood.

“The recycled brick used in the garage’s main walls and the supporting walls of the home comes from a factory in Redfern, and the beautiful timber floor was sourced from the Bega Valley.

“The front doors and the stairs also feature Victorian ash.”

Despite its incredible industrial feel reminiscent of inner-city warehouses in Sydney, the home sits on 300 acres. As Kelly explains, “It’s big enough that you can run a hobby farm with cattle or sheep – as the current owner is – and it’s perfect for horses, as well”.

“The property is serviced with good underground water, in a bore and spring, and all the paddocks have water in them, in a dam or a trough.”

Kelly says the Berridale area brings more than beautiful views.

“We’ve had a lot of interest from young families or people looking for a sustainable lifestyle – and this is the perfect property for that,” she says.

“The home does have those beautiful views and is in a very peaceful location.

“Berridale is very close to Jindabyne and Cooma, with employment opportunities and great schools in both.”
