Your eyes aren’t deceiving you! It’s not a picture book. This incredible home and its surroundings are real.

Raine & Horne Goulburn Rural and Residential salesperson Nic Heath knew from the first time he saw 7021 Boorowa Road at Lost River that it was one of a kind.

“It’s just one of those unique properties that are genuinely rare,” he says.

“It’s extremely well done where everything is well thought out – even down to the garden design.”

The architecturally designed home, just 10 minutes’ drive from Crookwell, has three bedrooms, two bathrooms and sits on just under 54 acres.

“The home has many of the ornate, period-type features that you tend to see only in older properties,” Nic says.

“The difference is, this is a modern home built in that style with modern conveniences.

“Looking through, you will find ornate cornices, ceiling roses, chandeliers, open fireplaces and other features from the Federation architectural style.”

Nic says the bathroom fittings, taps and the butlers sink in the kitchen have all been flown in from London, while the four full-sized feature fireplaces scattered in rooms throughout are a mixture of antique items and replicas from Chippendale Restorations in Sydney.

The home features large timber sash windows, the master bedroom has a walk-in wardrobe and ensuite, and a mud room will help keep the house neat and tidy. A roof-top attic can be accessed via pull-down stairs.

Outside the home, there are areas for outdoor activities. The property boasts a rose garden with a dovecote, vegetable garden beds, a spring-fed creek and an outdoor entertaining area with seating, as well as two main paddocks.

A meadow with deciduous trees and approximately 2000 bulbs promises to make an “absolutely amazing sight” in spring.

Fruit fans will be keen to view the orchard, which includes nectarines, plums, peaches, apricots, cherries, almonds, figs, oranges and several kinds of berries.

The driveway is lined with trees to guide you towards the home.

The home has a double garage with two parking spots, as well as a 110,000-litre water tank and three dams for water security.

The property is located back from the road, which Nic says makes it perfect for someone looking for a lifestyle change.

“It’s not an extremely big block, by any means, but it would be perfect for a few cows or horses,” Nic says.

“Something this size is a really good grazing block, or it could be used as a weekend escape from the city.”

“There are a number of different ways it could be used, depending on what the circumstances are of whoever wants to buy it!

“It’s very, very homely and serene feeling to the property. It’s one of those places where you just go and feel relaxed,” he says.

Located in the Lost River locality, the home is a short drive – just 13 km – on sealed roads to Crookwell.

“The area has very good soils for those interested in the land and some great little communities you can join.

“Crookwell is one of those little towns with a really good sense of community, so you won’t have to worry about being alone,” Nic says.
