If ever you needed an excuse to wear your RM Williams boots, this is it.

This waterfront retreat is just 45 minutes from Tuggeranong, making it the perfect country weekender for anyone seeking to escape the city rat race. And at 116 acres, 18 Upstream Road at Michelago on the banks of the magnificent Murrumbidgee River is the perfect size to run a couple of horses or cattle.

Imagine leaving Canberra on a Friday afternoon and, less than an hour later, finding yourself kicking back by the fire and taking in the incredible serenity of your own rural retreat.

Selling agents Andrew Campbell and Rex Purcell from Luton Tuggeranong-Greenway agree the “little piece of rural heaven seems totally removed from Canberra” and offers highly sought-after river frontage.

“It has fantastic frontage to the river and great river flats,” Mr Purcell said.

“Behind the flat, you have these amazing hills with rock outcrops and waterfalls when it rains – it’s just beautiful.”

Mr Campbell says the fertile grazing flats are ideal for a few horses, some cattle or sheep, or it could be used for various types of horticulture.

“It’s the perfect place for a family to live that rural lifestyle and commute to Canberra, or a wonderful weekend retreat, offering activities such as canoeing, bushwalking or rock-climbing.”

He says, just like beachfront properties on the coast, these large riverfront properties don’t come along very often.

Mr Purcell said the two “cute little cabins” had been renovated and could be lived in or extended to accommodate a family.

He said the selling price was equal to buying a 500 square metre bare block of land in Canberra.

“It’s great value and you get so much for your buck,” he added.

“A lot of people are looking to the Snowy Mountains for a weekender, but this place is so pretty and has so much to offer.”

The renovated accommodation is an inviting two-bedroom cottage, with an updated kitchen and bathroom and lovely living room that opens to a large northeast facing timber deck with views to the river.

There is also a one-bedroom cottage with an updated kitchen and bathroom and a large timber deck.

A new steel studio currently being used as a home office could easily be converted to extra accommodation or workshop.

The current owners have invested in a new 90,000-litre steel water tank which is filled from the river and then reticulated to stock water troughs and garden use.

There is also another new 90,000-litre steel water tank for rainwater at the cottages, plus a 5000-litre poly tank at the one-bedroom cottage.
