This ‘neat as a pin’ cottage in Adaminaby is the perfect property for those looking to downsize, or seeking a great holiday location to retreat to.

Located on the Snowy Mountains Highway, deep in ‘Man From Snowy River’ country, Adaminaby is a small town in the Snowy Monaro LGA, 40 minutes drive north-west of Cooma, NSW.

Clean and simple

Clean and simple, Adaminaby was relocated to make way for Lake Eucumbene.

This historic town is a well-known trout fishing centre and winter sports destination. The hamlet serves as a service point for Selwyn Snowfields and the Northern Skifields, and is very close to Lake Eucumbene.

Adaminaby is one of the highest towns in Australia, and snowfalls are frequent and often heavy during winter, so it can be quite magical.

The surrounding area is a popular destination for horse riders, bushwalkers, fly-fishermen and water sports enthusiasts, as well as a base for viewing aspects of the Snowy Mountains Scheme and it’s known as a winter ski-hire and accommodation centre.

Large backyard

The house sits on a block of almost 1000 square metres.

The historic Bolaro Station and scenic Yaouk Valley are located near the township, and it has some impressive literary roots. Local gent Charlie McHeanie was said to be the inspiration for Banjo Paterson’s poem, The Man From Snowy River, while Nobel Prize-winning Australian author Patrick White also wrote about the town in his first novel Happy Valley.

Nearby Lake Eucumbene is considered the most magnificent of all the Snowy Mountain lakes. It’s the largest lake of the mighty Snowy Mountains Scheme, and when full it holds nine-times the volume of Sydney Harbour, with an average depth of over 30 meters.

Verandah

The verandah wraps around three-quarters of the property.

The construction of Lake Eucumbene made it necessary to re-locate the original township of ‘old’ Adaminaby in 1957. In times of drought, the original township and relics of the old valley re-emerge from the waters of the lake.

The remarkable story of Adaminaby’s relocation was the subject of a film produced by the Snowy Mountains Authority Film Unit in 1958, entitled Operation Adaminaby.

The master bedroom

The master bedroom has French doors that open to the wraparound verandah.

They say that fishing at Lake Eucumbene is one of life’s real pleasures. Whether you’re fishing from a boat or the shoreline, locals say there’s always a chance you’ll land that elusive ‘trophy trout’.

In fact, Adaminaby is the home of the 10-metre high ‘Big Trout’, built in 1980.

Speaking of big trout, the largest recorded trout caught in the lake weighed in at a whopping 10 kg in the 60s. If your sights are set on breaking the record, you might need lots of practice. So you might as well set up base in Adaminaby.

With that in mind, cast your eye over this incredibly neat and tidy timber-clad home with two bedrooms, both with built-in robes and lovely aspect, and one bathroom. The master bedroom has French doors opening onto the wrap-around verandah.

With off-street parking and not far from ski-fields, this lovely home is offered for sale by Fisk & Nagle in Cooma.

Second bedroom

The second bedroom has loads of light.

The pretty verandah wraps around 3/4 of the structure, creating fabulous options for outdoor entertaining and dining.

The main part of the house is open plan. A light-filled kitchen, opening onto dining and lounge areas, is heated with both wood and gas heaters.

In the kitchen you’ll find an electric oven with stovetop, microwave, dishwasher and large fridge.

Attractive slate flooring and neutral carpets are in place throughout the home. Paint is also neutral. The home is ready for your flair.

Fully equipped kitchen

Kitchen is equipped with everything you need.

The ceilings are deceptively high, letting in loads of natural light, and some of the property’s original features such as picture rails and wainscoting are well maintained.

There is one central bathroom and a second toilet in the laundry. This internal laundry comes with plenty of storage space and is equipped with a washing machine. The property’s yard is fully fenced, offering a generous space for children, or your pets, to run around.

Fully furnished kitchen and dining room

The fully furnished house is ready for you to step right in and start living.

The cottage sits on a large and sunny corner block with a wood/storage shed, and plenty of room for a self-sufficient garden and/or extensive vegetable patch, even a small orchard.

The property is on town water with a rainwater tank for garden use.

Central bathroom

The home has one bathroom and a second toilet in the laundry.

A single lockup garage at the end of your concrete driveway runs to the rear of the property from Chalker Street.

The home is being offered fully furnished. It has had excellent tenants for some time, paying $320 per week, so is showing a great return.

1 Druitt Lane, Adaminaby is being offered at $300,000. To arrange an inspection, contact Leonie Barker or Rikki Rumble of Fisk & Nagle, Cooma,  or phone 02 6452 4043.
