Moruya homestead fetches record $2.2m after just two days on market

A stunning Federation-style house set on 27 park-like acres (10.9 hectares) at Moruya has sold for $2.2 million after just two days on the market.

The property was purchased by a Moruya family and sets a sales record for a single dwelling in the township, after selling for $1.7 million just 18 months ago.

Sales agent Dawn Mason from Ray White Moruya said the family had been searching for a horse property in the district for some time and was thrilled to secure the home at 283 Meadow Road.

Both Ms Mason and the vendors were “blown away” with the price achieved; however, she said there was still high demand for quality lifestyle properties such as this.

“We had a tremendous amount of enquiry as soon as it hit the market,” Ms Mason said.

“It was up and gone within a week.

“It’s an incredibly high price, but it is a spectacular property. It’s the best I’ve had the opportunity to market in the area.”

Ms Mason said she was happy that the new owners “have secured something very special that will see them there, raising their family for a long time”.

The record sale for a single home follows the recent sale of a similar property with three dwellings that sold nearby for $2.3 million.

The house was built in 2004 and designed to look like a heritage-style homestead, with reclaimed period fixtures and fittings, including antique French doors and leadlight windows, hardwood floors and three-metre-high ceilings throughout.

Set among rambling cottage gardens, the property also has a self-contained studio barn, four carport spaces and a workshop, a dual horse stable, and five fenced open paddocks.

Ms Mason said the home combined the serene country lifestyle with the convenience of Moruya township just five minutes away.

“It’s a really beautiful home. It has a heritage homestead feel without the age or upkeep,” she said.

Despite a levelling out of the South Coast property market, Ms Mason said such ”really special, high-end properties are still attracting huge interest and incredible prices”.
