Welcome to a slice of riverside paradise.

1391 Araluen Road is close to 4WD, hiking and camping destinations, as well as coastal townships.

Just 15 minutes from Moruya town centre and another five to the beach, this charming weatherboard home sits on 3.5 acres of land and has exclusive access to more than 100 metres of Deaua Valley River.

The river itself is most popular with swimmers and kayakers, but the new owners could certainly try their luck catching a fish or two.

Originally a small dairy, the latest owners of this 1950s build have put in plenty of love and elbow grease, inside and out. Carefully improving upon the converted design, they have worked to enlarge the master bedroom and living spaces, revamp the back deck and add a new lick of paint while preserving historic features.

James Hamilton of LJ Hooker Moruya knows this property well, having sold it for the first time before the COVID-19 pandemic. The second time around, he’s keen to see it turn into a true haven.

“It’s a gardener or hobbyist’s dream,” he says.

“There’s more than enough space for some chickens and a horse or two.

“Fruit, veggies and other produce grow so, so well in this area. You’d be hard-pressed to find anywhere more suited to a thriving market garden.”

Almost a full acre of cleared land around the home has formed into a grassy meadow, sloping gently down to the large, recently built machinery shed that could efficiently serve as extra parking alongside workshopping and storage space.

The extensive orchard features 40-plus plants, already producing a variety of fruit, berries and nuts.

“You already have established gardens and a covered chook pen to get you started,” James says.

“I can easily imagine sitting on the back deck, which has an enclosed space as well, and watching my little homestead grow.”

Surprisingly, the L-shaped kitchen isn’t the most unique indoor feature, though it showcases a brand new, freestanding Falcon Classic 90 gas oven.

“It’s a catch for anyone who loves a home that’s a little unusual,” James says.

“A cosy, charming atmosphere goes through the living area, which has its own stone-backed fireplace, to the second bedroom and quaint bathroom, complete with a mint pastel shower-bath and sink.”

The master bedroom is private and oh-so spacious, accessed through a study nook and laundry area.

Once two smaller rooms, the master is now open and bright, thanks to three floor-to-ceiling windows. A private wood heater ensures the space is always toasty.

“This place would suit a small family or retired couple looking to live the country life,” James says.

“It feels like a rural escape but is so close to town – there’s even a bus stop right out the front to take the kids down to school. And if a trip to Canberra is required, it’s 2.5 hours to the city via Braidwood.”
