It’s love at first sight when you lay eyes on ‘Sleepy Hollow’.

Originally built in 1895, 97 Shaw Street in Yass has been sympathetically, lovingly renovated and extended to its current glorious state.

Maria Selleck Properties real estate agent Maria Selleck describes the property as somewhat unusual because of how it blends old and new.

“On occasions, it has been opened to the public for visiting and it is very much a well-known home and property in Yass. It’s actually one of the only few original homes still standing in Yass, so it is unique from that perspective,” she said.

Sleepy Hollow is an oasis, the perfect escape from modern life. But what makes this property so accessible is that it’s situated only a kilometre away from the centre of Yass, meaning modern amenities and comforts are only a stone’s throw away.

The now-decked exterior of what was once a farmhouse hides a stunningly modern interior and an outdoor setting perfectly suited to entertaining.

Spend evenings sitting out on your front verandah with a glass of wine in hand, watching the quiet world go by or out the back, relaxing in your large swim spa or wining and dining with friends and family on the large, covered deck.

It sits on 4883 square metres of private established gardens which provide brilliant seasonal colours throughout the year.

“In summer, there is a beautiful canopy over the gardens with flower beds, garden nooks and winding walkways together with nine vegetable gardens and established fruit trees making it a stunning escape,” Maria said.

The enormous landscaped gardens are the perfect place for young ones to play, adventure and run free, all in the safety of your own home. With shrubs and trees nestling surprises like ponds away behind them, it’s the kind of landscape in which children’s imaginations can run wild.

Enter by following the red path up to the new black door and glorious entryway where you’ll find an elegant hallway. This then leads you to a formal lounge room with huge windows and doors leading out onto the deck with plenty of room for an extended family to celebrate life’s milestones.

The large timber cabinet lining the back wall of the room takes the home back to its old-world charm, while a fireplace keeps the room warm and cosy on chilly winter evenings.

But it’s in the kitchen where you’re really likely to stop and gasp at the distinct modern features.

The kitchen takes functionality and style to a new level: updated appliances are nestled among white and bright wood finishing, an island bench and stylish black granite benchtops, and a gas stove.

Centrally located, the open-plan kitchen allows for the kind of seamless flow between living, entertaining and cooking spaces that makes entertaining easy.

The kitchen flows to another sitting and dining room, all of which are as light-filled and airy as the rest of the home, and look out onto the stunning, manicured back gardens. One of the most stunning features of the home is the stained glass windows which filter coloured light down into the room.

“Great care was taken with the extension to ensure that it fits with the age of the home, but all of the new features like double glazing are there, too,” Maria explained.

The bedrooms are located in the original part of the home, where exposed brick peeks out in many of the areas, including, somewhat surprisingly, the bathroom.

As large family bathrooms go, they don’t tend to get much better than this: a modern shower, huge claw foot bath and stunning vintage vanity and mirror. The second, smaller bathroom is equally modern.

Also in the original part of the home is yet another living room and study, both of which have the original bricks revealed.

The view from the master bedroom might be the next place you have to stop and catch your breath, as it offers an exquisite vista on a slice of rural heaven. In terms of practicalities, the large mirrors along one wall hide an absolutely enormous wardrobe.

Maria said the current owners are sad to leave the house – they fell in love with it the moment they laid eyes on it … it’s a common reaction.
