More cabins, camping put forward as popular mountain tourism site looks to expand

More accommodation could be coming to the Snowies as one operator eyes an expansion.

Adventist Alpine Village has lodged a development application (DA) with Snowy Monaro Regional Council.

The business has been operating at its Tinworth Drive site for more than three decades, and has a range of accommodation options (such as campsites, dormitory-style rooms, ‘glamping’ tents and chalets), and also hosts events.

It wants to add 10 cabins to the site’s northwest, while 102 caravan spaces would be created in the southeast, across two lots.

“The land within and surrounding the proposed development is characterised by tourism-based land uses with a mountain bike adventure park located to the north and west of the lot, and the existing Adventist Alpine Village facilities,” the DA documents state.

“The subject site is located uphill from the Jindabyne airport (approximately 600 m away) and [the] nearby Leesville Industrial Precinct (approximately 800 m away).”

The plan has an estimated cost of $3,388,535, according to the listing on council’s website.

According to documents lodged with the DA, the cabins would be self-contained. One would meet accessibility requirements.

“The smaller, flexible footprints can be tailored for solo [travellers], families, or group retreats.

“The compact nature of the cabins allows them to be easily insulated and steel construction will reduce maintenance.”

The new campsites would be of three sizes.

Medium or large sites would be set along the outside of this part of the property, meaning bigger vehicles could use the site.

If approved, this would bring the total number of campsites to 150.

“The proposed new camping ground location has been strategically chosen to take into account the topography, views, existing vegetation, existing land uses and appropriate access to services and infrastructure,” the documents state.

The DA also puts forward new amenities buildings (such as showers and laundry facilities), while internal roads on the site would be upgraded.

Clotheslines would also be placed next to the laundry facilities and be shaded by native vegetation or other barriers to reduce their visibility to guests.

A recreation centre with a kitchenette would be built, which has been flagged as a possible refuge centre during a bushfire.

The site has existing electricity, sewage and NBN service, and uses on-site rainwater tanks and a licensed bore for its water supply.

A traffic assessment prepared for the DA states that the campsites would have 168 carparks, while the cabins wouldn’t have private parking (instead, guests could park in the nearby visitor parking area).

There would be six accessible car parking spaces.

The assessment also notes there would be 10 bicycle parking spaces.

If approved, the DA would also require excavation works to flatten parts of the site, though this is described as being “minor” in nature.

The DA, with the number 10.2025.212.001, is currently being considered by the council.
