Nestled into 37 acres of diverse coastal forest, 3410 Tathra-Bermagui Road is a beautiful four-bedroom, two-bathroom mud brick home set just a kilometre from the shores of Barragga Bay.

‘Cullenbullen’ was carefully constructed using a combination of mud brick and timber. It’s one of the most ancient building techniques. Adapted to modern building standards, mud-brick homes are well-insulated and sustainable and offer a unique, earthy setting.

The result is a warm, inviting home that melds gently into its natural environment, which sales agent Robert Tacheci says brings the outside in at every opportunity.

“Cullenbullen is a really special property. It’s quite magical,” he says.

“You’re not only getting a unique home with great potential for expansion. It’s also set on sizeable acreage, which is very tightly held in the area, and is about a kilometre from the beach as the crow flies.

“The house itself showcases beautiful intimate spaces and high-quality construction inside and out.”

Stepping under the front eaves laden with established greenery, Cullenbullen’s entryway opens up into a rustic lounge room defined by timber accents, slate tile flooring and a grand fireplace.

The formal dining room and a relaxed meals space are both next to the kitchen, which has an old-school servery. The upstairs loft currently acts as a family room but could easily be used as a home office or fifth bedroom.

“Elegant yet cosy is how I’d describe indoors,” Robert says.

“All four bedrooms are good sizes with vaulted ceilings, including two in their own wing, accessed via the wrap-around verandah.

“The master bedroom has a gorgeous bay window and seat below a coloured glass feature, and enjoys its own ensuite.”

The outdoors features 15 hectares of preserved coastal forest with open clearings, curated native gardens and established lawns.

Mature burrawang palms, spotted gum trees and other native flora surround two dams, which have been carefully designed to create serene, relaxing spaces that also attract local wildlife. There’s also a well-protected veggie garden for home growers to enjoy.

At the back of the home is a huge timber pavilion with both covered and uncovered sections, blending seamlessly into its natural surrounds.

“The previous owners often used this area to host family and friends,” Robert says.

“They even held the odd classical concert, but you could also easily set it up as an alfresco dining or meditation space.”

Finally, the power-connected garage offers a versatile space for parking, storage and hobbies thanks to an attached studio/workshop.

Barragga Bay is a secluded seaside hamlet just 10 km south of Bermagui, a town known for its vibrant scenery and locals’ love of art, music and culture. The bay is also home to Four Winds, a popular venue that hosts a year-round program of concerts, festivals, workshops and community events.

The new owners of Cullenbullen will be perfectly placed to enjoy all manner of outdoor and seaside activities, including swimming, surfing, snorkelling, beach combing, hiking and nature watching. Cuttagee Lake, just up the road, offers great fishing, kayaking, paddle boarding and more.

“Cullenbullen is the perfect place to take advantage of everything the coastal lifestyle has to offer,” he says.

“It’s a beautiful, private retreat close to the ocean and national parks, with great shopping, dining and recreation venues nearby. What more could you ask for?”

3410 Tathra-Bermagui Road at Barragga Bay is priced at $2,240,000. For more information or to book an inspection, contact Marshall and Tacheci Real Estate on 6493 3333.
