‘Eyrie House’ at 1361A Kangaroo Valley Road in the Kangaroo Valley is the dreamchild of a local architect on the South Coast, beautifully designed and constructed to make the most of sprawling views of the Kangaroo Valley.
Wesley Hindmarch from Local Architect South Coast set out to construct a home using locally sourced trades and expertise and quality materials from the region.
The result is a three-bedroom architectural masterpiece set upon 2.5 acres of some of the prettiest land in the Southern Highlands. Tying it into the natural surrounds are the exquisite tones and hues of Spotted Gum timber on display before you even reach the front door.
Eyrie House took home the Highly Commended badge from the 2019 NSW Architecture Awards in the Country Division, and featured in Sanctuary Magazine. It’s easy to see why.
The lower level comprises two bedrooms, complete with built-in wardrobes, leading to an outdoor terrace. Not even the main bathroom with its bathtub and shower miss out on views of the valley.
Upstairs can be accessed via a grand timber staircase, opening to even more expansive views. The open-plan living and dining area is guaranteed to be flooded with natural light, with windows stretching from floor to ceiling.
Who needs a TV when you have views like this?
The kitchen is designed to blend style with functionality, with plenty of island bench space, electric and gas appliances, dishwasher, walk-in pantry and reverse cycle air-conditioning. A state-of-the-art freestanding slow-combustion fireplace is always on standby for those cosy winter nights and is almost as much of a rustic feature as the timber floor and ceilings.
The upper level also includes a space that could double as a guest bedroom or an additional living area. A solid sliding door gives the option of added privacy. There is also an open study area with a handcrafted timber bench.
A powder room adjacent to the kitchen and laundry tucked away underneath the staircase completes the lavish floor plan.
An entertainment area opens off the kitchen, with a sun-soaked covered timber deck overlooking the firepit, plunge pool, escarpments, and extensive native gardens. A raised garden bed, vegetable patch, and storage shed are nearby.
Eyrie House makes the most of its location. It has been designed to respond to its environment to maximise thermal efficiency and sustainable living.
To allow for cross ventilation, the build is solidly perched on exposed bedrock with room underneath for air to move and naturally cool the home. Sliding timber external shutters can fold shut to insulate against the westerly sun, while double studded insulated walls and double-glazed windows help retain the cool and warmth, and ensure all external features are well-equipped to counter the elements.
An extensive array of 22 solar panels provide a generous 5 kW of power back to the grid, while two 22,700-litre rainwater tanks, a spring easement, and a tank for irrigation water are also on-site.
The property also boasts dual open-car parking with secure container storage underneath.
Kangaroo Valley is 20 minutes drive from the town of Berry, 40 minutes from Bowral, 30 minutes from the beach, and just two hours from Sydney and Canberra. Less than 10 minutes away in the main village are a variety of activities, shops, galleries, cafes, and restaurants.
A million miles from care yet an easy drive to anywhere you need to be.
