Affectionately known as The Molly House, 21 Boag Street presents one of Mollymook’s finest high-end residences.

This four-bedroom, two-bathroom home is a masterclass in modern sustainable architecture, framed by views that stretch across a lush coastal canopy to the ocean beyond.

Designed by Callum Eve of MUM Design and brought to life by South Coast artisans Jack James Construction, the property makes a grand impression from the moment visitors step over the threshold.

“Driving down Boag Street, you’d be forgiven for having no idea where The Molly House is. Coastal entertainers of this calibre are rarely so discreet,” says Jonathan Free from Belle Property Mollymook Milton.

“Bespoke doesn’t even begin to cut it. Even the front door is impressive. Every detail has been carefully crafted for comfort, durability and character.”

The Molly House is as functional as it is beautiful.

Solid, earthy materials are celebrated throughout. Blackbutt (exterior) and Spotted Gum (interior) hardwood cladding pay homage to the coastal landscape, while besser blocks, polished concrete, and exposed steel add industrial flair.

It’s a bold departure from the typical white-on-white beach house aesthetic.

“The current owners chose these materials with purpose,” Jonathan says.

“They wanted a home that would stand in harmony with its environment, weather naturally, and improve over time.”

The kitchen features premium appliances, custom cabinetry, and a stainless-steel breakfast bar that blends seamlessly into the mezzanine dining area. Here, guests can pair their meals with a view that stretches all the way out to Bannister Point.

Downstairs, the architectural magic really begins to take hold. The striking lounge acts as a central hub, open to the mezzanine above and tiered gardens behind.

The fireplace is Jonathan’s favourite feature here, complete with built-in wood storage and a mounted flat screen.

“This area will be so cosy in winter,” he says.

“There’s a great sense of connection and flow between the upper and lower levels. The current owners invested in extensive earthworks to blend everything seamlessly into the side of the hill.

“The Molly House offers a distinct sense of place – you’re living within the landscape, not on top of it.”

All four bedrooms use the surrounding landscape as their primary decor. Native greenery is always visible, with glimpses of the ocean between.

The main bedroom operates as a private wing, tucked away from the social energy of the lounge. It’s positioned to catch the first light of the morning, with floor-to-ceiling sliding doors that open onto the terraced yard.

A spacious walk-in wardrobe and deluxe ensuite are adorned with the same timber detailing found throughout the rest of the home.

Outdoor entertainers will be spoiled for choice here.

Positioned right off the kitchen and dining area, the wrap-around alfresco deck is perfect for long lunches open to the sea breeze. When the sun sets, guests can head downstairs to the relaxed fire pit area and tiered lawns.

The warm sands and quaint cafes of Mollymook Beach are just a leisurely stroll away.

Swimming, surfing, and snorkelling are all on the cards, as is whale watching during migration season. The nearby Budawangs are ripe for exploration, with a range of nature walks and scenic views to discover.

Catch the Lions Mollymook Beach Market throughout the year for a huge variety of homemade, handcrafted and artisan goods, art, fresh produce, clothing, bric-a-brac, and more.

“Mollymook is a gorgeous coastal town that attracts young families right through to empty nesters and retirees,” Jonathan says.

“We’re an active, friendly community built on sun and surf.

“The Molly House perfectly suits discerning buyers who have a great love for the natural landscape, and are searching for that premier coastal lifestyle.”
