Coleambally’s popular Brolga Hotel Motel is for sale.

The venue comprises a public bar and bistro, as well as 13 pub-style accommodation rooms, across an 8290 sqm landholding.

Its facilities also include nine Band 2 Gaming Machine Entitlements (with an estimated aggregate value of about $4,500,000).

The property itself is owned by the DeMamiel family, while Darren and Nathan Maddison operate the hotel under a lease. The freehold property is now on the market, with the option for a buyer to also acquire the lease.

The sale of the pub, which first opened in 1971, is being marketed by HTL Property director Xavier Plunkett and co-agent Ben Kennedy.

“The substantial landholding, diversified revenue base, valuable gaming entitlements and tenant’s openness to a future buyout make this a compelling opportunity for both passive investors and owner-operators alike,” Mr Plunkett said.

According to the selling agents, the venue is secured by a long-term lease, generating annual net rental income of about $135,295 plus GST (FY2026).

It also has a fixed annual rental growth and a triple-net structure whereby the tenant is responsible for 100 per cent of outgoings.

Mr Kennedy said the Riverina was seeing strong hospitality demand amid a wider economic boom.

“Demand for well-located regional hotel investments remains very strong, particularly in markets supported by genuine economic tailwinds,” he said.

“We expect the Brolga Hotel Motel to attract strong enquiry from both private investors and established publicans.”

Coleambally and the wider region continues to benefit from significant regional investment, including more than $1.65 billion in confirmed renewable energy projects.

These include the controversial $1.348 billion Dinawan Solar Farm and Battery, with the region also part of the Murrumbidgee Valley’s $1.9 billion-per-annum irrigated agricultural economy.

The hotel is also about 65 kilometres south of Griffith. The local airport is only 45 minutes away, with daily direct flights to Sydney.

It’s also a chance for the new owner to make their mark on the town.

The selling agents said that subject to mutually acceptable commercial terms, the current operator had indicated a potential willingness to negotiate with an incoming freehold purchaser around vacant possession.

But the new owner can take it on as a freehold going concern or organise to keep that operator on.

HTL Property advises that the Riverina remains one of Australia’s most sought-after regional hotel markets, with the firm having facilitated more than $250 million in hospitality transactions across the region.

The number includes all five of the largest recorded pub sales from the Riverina region.

Recent sales include the Gem Hotel (which sold for $50 million) and the Area Hotel ($30 million), which were sold by Northern Tablelands pub baron Jim Knox.

The Victoria Hotel in Wagga Wagga, Northside Tavern, and the Thomas Blamey Tavern in Lake Albert all sold for just under $30 million.

The Brolga Hotel Motel is being offered to market via an expressions of interest process, which will finish at 4 pm on 23 September, unless sold prior.
