Demand for high-end, low-maintenance coastal living has never been higher, and the success of Landmark at Batemans Bay proves it.
It has only been six months since Landmark first appeared on the local radar. In that time, 40 per cent of the development’s 29 apartments are now sold.
So, what can future residents expect?
Spacious bedrooms with clever storage. Premium fittings and finishes in natural, coastal colours and textures. Open, airy lounge, dining and kitchen areas that collect sunlight and connect seamlessly to the outdoors.
And, of course, incredible views across the Bay that will never be built out.
“Buyers are particularly excited by the generous apartment and balcony sizes,” Adam Sadil from Sadil Quinlan & Associates says.
“People want to entertain at home more these days, and the views here are so good that relaxing with friends on the balcony is a must.
“The developer, Monarch Building Solutions, made sure outdoor spaces are big enough to host in, whether that’s a cup of tea at your table and chairs or a casual barbecue dinner.”
Demand for the largest, most luxurious homes has been steady. One of the three-bedroom penthouses sold earlier this year, and the remaining three continue to draw interest.

Many of Batemans Bay’s small businesses and community attractions have enjoyed major upgrades of late. New restaurants continue to pop up, including Sawaan Thai Restaurant, which Adam eagerly recommends. The iconic Bayview Hotel proves ever-popular following a high-end refresh late last year.
Three minutes down the road are the Bay Pavilions. They are home to a theatre, bar, gallery and studios, as well as a 25-metre lap pool, gym, water slides and splash park.
“The nearby Catalina Club also has a complete refurbishment in the works,” Adam says.
“It’ll include a full clubhouse and golf shop refurbishment, new bathroom and locker rooms, licensed food and entertainment, meeting/function rooms, and a state-of-the-art netted driving range.”
To top it all off, some of the South Coast’s most beautiful beaches, hiking trails and fishing spots are only a short drive away.
Landmark strikes a chord with those looking to trade the large family home for something a bit more manageable. Much of the interest so far has come from locals who want to stay on the coast, but are ready to swap mowing the paddock for an afternoon cuppa.
Being so close to the town centre is a major drawcard, though the site itself feels surprisingly tucked away.
“Landmark is a strong choice for anyone who doesn’t want to maintain a big property, but still wants plenty of space indoors,” Adam says.
“The best thing about living here, other than the glorious ocean vistas, will be the ease of town-centre living minus all the noise.
“Access is via a quiet residential street. But you still have everything the Bay has to offer right at your fingertips – restaurants, cafes, retail, recreation, and all the essentials.”
Construction is scheduled to commence in April, with apartments set to be move-in ready by October 2027.
If you want to see the finishes and the layout for yourself, the Landmark display suite is at 2A Beach Road Batemans Bay. Open on weekends or by appointment, it’s a great opportunity to glimpse what residences will look, feel, and function like.
