It’s no secret that many people dream of retiring to a rural property on the South Coast. Belgrave Park in the Bega Valley’s Cobargo hinterland is your chance to do it a little differently.

The 23-hectare property, which is nestled in a lush rural valley, is on the market for $1,695,000. As Julie Rutherford from Julie Rutherford Real Estate says, it’s a manageable size for those looking to take life at a more leisurely pace but still want to stay active.

“It’s a great size. It’s not so big that you’d have to work at it full-time. It’s a manageable property that earns income without needing to work all the time,” she says.

“You can just buy and move in. If you’re looking at retiring or semi-retiring, [this property] has no peer. There’s nothing quite like it in the area.”

Hardwood decks provide sunny outdoor living areas.

If the name “Belgrave Park” sounds familiar, it may be because you’ve enjoyed a bottle or Shiraz, Merlot or Sangiovese produced under the Belgrave Park label. The property used to be a winery, with the owners growing the grapes and making their own wine.

Or, it could be because you’ve spent a long weekend relaxing in its self-catered luxury cottage, overlooking pastures and mountain ranges.

One of the self-contained luxury cottages, ideal for holiday or long-term rentals.

But those aren’t the only income-generating opportunities available at Belgrave Park. As Julie points out, the versatile property can generate income in several ways – from permanent or holiday cottage rentals to rural pursuits like grazing, breeding and growing food. It has five fenced paddocks and several storage sheds with uses including machinery storage and stables. Water isn’t an issue either, with 180,000-litre underground concrete water tanks.

“The property is all pasture with established tree groves and has been pasture improved as well. It’s just ideal for horses, cattle and goats, or any other animal that grazes,” she says.

“But you can also do any sort of agriculture. The biggest of the three dams has a pump, which provides water to the gardens. The current owners grew grapes on one paddock. You could grow grapes or olives, extend the orchard, run a few cattle and horses and have a vegetable garden too.”

The main residence, a four-bedroom home designed by local architect David Clarke, captures 270-degree views of the Wadbilliga Range and Peak Alone. So, it is perhaps unsurprising that Julie’s favourite feature of Belgrave Park is the view.

Floor-to-ceiling windows in the main residence make the most of the views.

“The views are stunning. It’s not often that you get the opportunity to buy a property like this – it’s in a beautiful valley near Cobargo, which is 20 minutes from the coast. It has a temperate climate, very high rainfall and beautiful undulating land with views of the ranges. Plus, there’s great water supply.”

The main residence and the two private, north-facing cottages are built on solar passive design principles. They feature hand-crafted Timbercrete masonry blocks, hardwood outriggers and floor-to-ceiling cedar doors and windows. All three have been built far from the highway to minimise noise and ensure a tranquil environment.

Belgrave Park is located at 10972 Princes Highway Cobargo. To arrange an inspection contact Julie Rutherford of Julie Rutherford Real Estate: 02 6493 3444.
